Buy the Carcass. Choose Your Completion Path.
At Nimak Homes, buying a carcass does not tie you to a particular contractor or finishing arrangement.
The property belongs to you, and the choice is yours.
We help you understand what you are buying, the likely requirements for completion and the different pathways available to transform the carcass into a comfortable, habitable home.

OPTION A — NIMAK-MANAGED COMPLETION
You purchase the carcass and ask Nimak Homes to coordinate the completion process on your behalf.
Nimak coordinates suitable professionals or contractors, agreed specifications, quotations, work stages and handover, subject to the agreed scope of service.

OPTION B — YOUR OWN CONTRACTOR
You purchase the carcass and appoint a contractor of your choice to complete the property.
Nimak hands over the property in accordance with the transaction and may provide agreed property information or limited advisory support where requested.

OPTION C — CARCASS PURCHASE ONLY
You purchase the carcass, complete your inspection and take possession.
You handle the finishing entirely yourself.
Nimak facilitates the property acquisition, agreed due diligence and handover. Our involvement ends at the agreed point of possession unless additional services are requested.

OPTION D — YOUR APPOINTED REPRESENTATIVE
You purchase the carcass and appoint your architect, engineer, contractor, assessor or other authorized representative to handle completion on your behalf.
With your written authorization and subject to proper handover procedures, Nimak may liaise with your appointed representative and provide access or handover as agreed.

OPTION E — HYBRID / ADVISORY SUPPORT
You manage the completion yourself but engage Nimak Homes only for specific areas where assistance is required.
Nimak provides only the agreed support, which may include contractor referrals, quotation comparison, coordination, property-related guidance or other agreed advisory services.

IMPORTANT CLIENT NOTE
The advertised purchase price of a carcass is not the total cost of a finished, habitable home.
Clients should consider separately:
Carcass Acquisition Cost + Estimated Finishing Cost + Other Applicable Costs = Estimated Total Property Investment
Finishing costs vary according to the condition of the property, specifications, materials, professional fees and the client’s preferred standard of finishing.
