Buy the Carcass. Choose Your Completion Path. Buying a carcass gives you ownership of an unfinished property. It does not automatically give you a completed, habitable home. Before buying, clients should understand two different numbers: The Cost of Acquiring the Carcass and The Estimated Cost of Completing the Property At Nimak Homes, we believe clients should understand the complete financial journey before committing their money.
For illustration: Carcass Purchase Price: ₦90 million for a 3-bedroom terrace at Lekk-2 Estimated Finishing Cost: ₦20 million to ₦30 million Estimated Total Investment: Approximately ₦110 million to ₦120 million, before other applicable costs. The actual cost will depend on the condition of the property, materials selected, specifications, professional fees and standard of finishing required.
Depending on the property, finishing may include: Floor tiles, Wall finishing, Interior plastering, Exterior finishing, Painting, Electrical wiring and fittings, Plumbing, Sanitary fittings, Ceilings, Kitchen installation, Wardrobes, Doors, Windows, Lighting, Air-conditioning, External works, Compound finishing, Drainage, Landscaping, Security installations & Other client-specific requirements
You buy the carcass and ask Nimak Homes to coordinate the finishing process. Nimak helps coordinate suitable professionals, contractors, quotations, work stages and handover based on the agreed scope.
You buy the carcass and appoint your own contractor. Nimak completes the agreed property transaction and provides any limited support separately agreed with you.
You buy the carcass, inspect it, complete the transaction, collect possession and take responsibility for the property from that point. You decide when, how and by whom the finishing will be completed.
You buy the property and appoint your own architect, engineer, contractor, assessor or authorized representative. With appropriate written authorization, Nimak may coordinate access or handover to your representative as agreed.
You manage your own project but engage Nimak only where you require assistance. This may include selected contractor referrals, quotation comparison, coordination or other agreed property-related support.

Agree specifications, scope and budget where Nimak support is required.
